Why Fractional Ownership?

Why own the whole pie when you only want a piece?  Since the 1970s real estate in resort areas has been divided in to 1/4s, 1/6ths, 1/8ths and eventually single weeks so that people can own the amount of time they want to use. 

If you own a resort property you are not getting enough use out of, consider Fractionalizing it.  We have buyers looking to own a slice.   Also, you can keep a part for yourself and still enjoy the property.

If you are looking to purchase a resort property and are unsure of how much use you’ll get out of it, consider a Fractional.  You only pay for the time you need which lowers the entry cost.

Use Typically a property is divided into 1/4s, 1/6ths or 1/8ths with a rotating calendar of use so every owner gets access to holiday periods.  A 1/6th ownership, for example, would allow each owner a two week period in each season per year.  The property is managed by professional management so the individual owners can simply show up and enjoy the property.  A maintenance fee is charged for operating expenses and replacement of furnishings, etc.

Rental.  In addition to using the property, each owner is free to rent any time not used personally for income.  Factors like location, size and amenities affect the rental value of a property.

Exchange.  If you tire of going to the same place every time you vacation a Fractional ownership will give you the opportunity of exchanging some time in your property for time in another location.  These locations include Marriott, Westin, etc.  If you own a whole unit this option may still be available.  Call for more info.  208-325-3000
